A groundbreaking ceremony was held Oct. 12 for La Mora Senior Apartments, an affordable housing project to be built on a plot of land in Yonkers where the city’s Longfellow School once stood at 23 Mulberry St.
The new building will be located at 23 Mulberry St, where Longfellow School was located.
The building will be approximately 66,900 SF, four stories, and contain 60
apartment units. The apartments will be available to residents 62 years and older with incomes at or below 60% of the area median income.
The project will be designed to the NY State Homes & Community Renewal, Sustainability Standards and Design Handbook. SMA will support the third-party
sustainability consultant by providing calculations and documentation as required.
Design work performed includes:
- New HVAC systems.
- New sanitary, vent, domestic hot and cold water, and fuel piping as required. Design and submission of backflow preventor for water services.
- Wet Pipe Sprinkler with fire pump-Hydraulic Calculations including pipe sizing.
- Lighting design for interior locations.
- Exterior lighting will be from the building.
- Electrical power including new panel boards for new equipment, lighting and receptacles, signage, parking lot lights as required.
- Design of a new emergency generator.
- Life safety exit signs and lighting.
- CATV, Data and telephone system, wiring from service provider de-mark points, conduit systems and wall mounted jacks.
- Fire alarm detection and alarm systems.
